NDIS Complex Home Modifications
Where Home Modification works will cost over $30,000, the NDIS requires you to engage an independent NDIS-registered building works project manager for complex home modifications.
When engaged Andrew can work with you and your Occupational Therapist on the design, approvals, documentation, costing, and appointment of builders and can engage suppliers in consultation with you.

Project Stages

Feasibility
If you have home modification that you expect will be complex and greater than $30k (e.g. a bathroom), this is the stage we recommend engaging our BWPM (1 to 6).

Therefore recommend including $1,000 at your initial NDIS plan review meeting with your appointed planner for a BWPM to be involved right from the start of your CHM design, funding through the BWPM funding category.

Our Project Manager and/or BCP works with the client and Occupational Therapist during the builder's consultation to develop concept drawings, specifications, and source cost estimates.

The project manager can also assist at this stage with obtaining a Preliminary Planning Assessment of the concept plans establish the projects likely development criteria i.e. being Exempt, Complying or DA - a critical step often overlooked.

Design documentation
At this stage we can manage the the D&D stage as the BWPM under your Compliance & Certification funding category.
Develop a project scope
Coordinate design drawings and specifications with design consultants and engineers
Coordinate final planning assessment by Town Planner or PCA
Coordinate subsequent planning design requirements like Heritage Impact Assessments, Flood Certificates etc
Administer the subsequent development consent application through the NSW Planning Portal. Planning consent could include - exempt, complying (CDC), or full development application (DA)
Coordinate suitable notifications and permissions

Tender
At this stage we can manage the tender process rather than the OT. If funded, it is normally from your BWPM funding category.

Prepare tender documentation in consultation with OT.
Obtain two builder's quotes and answer building related and/or design queries.
Evaluate tender submissions and provide recommendations to NDIS.

Contract award
​This is the most common stage we get engaged from by the NDIS (4 to 6).

Upon funding approval, engage the builder on behalf of the client
​
Review the Building Contract including program, payment schedule, PC item allowances, insurances, and client expectations

Coordinate a project kick-off meeting with the client, OT, builder, and BWPM.

Construction
When action starts to happen on the ground.

​Provide a single point of contact between builder, client, OT, and NDIS (including technical RFI’s)
Complete site inspections at critical points of build, e.g. demo, framing, services, waterproofing, practical completion
Review builders’ variation requests
Review builder's progress claims and provide payment certificates
Coordinate certificates of completion required of the planning authority​

Post construction
Its important to finish well.

Complete post-construction defects inspection and work with the builder to close out in a timely manner
Finalise approvals for builders' final payment
